About our affordable housing program
Our community is operated under Section 42 of the Internal Revenue Code. This special financing program is designed to facilitate the housing needs of moderate and middle-income households. Residency at this community requires that applicants meet certain qualifying standards established by the government. This program is not connected with Section 8; however, we do accept Section 8 participants.
Residency at this community is limited to those households having moderate incomes as shown below. In this county, the maximum allowable incomes (by household size) are as shown below.
In addition to standard wages, income includes monies received from all sources such as alimony, child support, pensions, social security, and asset income. All information on income provided by applicants must be verified before occupancy. The certification process must also be completed annually.
City of Santa Clara Preferences
Our agreement with the City of Santa Clara requires that we provide a geographic preference ("Priority") to affordable housing rental applicants with the following Geographic Preferences, in order of priority. As part of the application process, you will be asked whether you meet any of these criteria. We will verify any criteria you indicate you meet.
- 1st Priority: At least one household member who both currently lives within the City Limits of the City of Santa Clara and for at least the past 6 months at the time of application AND currently operates a business or is currently employed by a business or a public or quasi-public agency in the City of Santa Clara for at least the past 6 months at the time of application.
- 2nd Priority: At least one household member who currently lives within the City Limits of the City of Santa Clara and for at least the past 6 months at the time of application.
- 3rd Priority: At least one household member who currently operates a business or is currently employed by a business or a public or quasi-public agency in the City of Santa Clara for at least the past 6 months at the time of application.
- 4th Priority: Any other qualified applicant household without regard to residency or employment.
